Cabot Properties to Acquire Modern Logistics Development in the Hanover Region of Germany
HANOVER, Germany--( BUSINESS WIRE)--Cabot Properties, a global investor, developer and operator of logistics real estate, today announced the forward purchase from Hanover-based German family office and project developer BGAR of a modern logistics property under development in the Gross Munzel industrial estate in the Hanover region. The logistics property forms part of a commercial development in the Wunstorf/Barsinghausen area, west of Hanover. The approximately 16,400-square-metre building is scheduled for completion in the fourth quarter of 2026. The property was fully leased during construction. The off-market transaction further expands Cabot’s presence in strategically important European logistics markets that benefit from their proximity to growing urban consumer centres.
“This is a rare opportunity to acquire a modern, highly functional logistics property during construction through an off-market process with limited bidder competition. This enables us to expand into a strategically important target region on attractive terms,” said Konstantin Braun, Vice President, Investments at Cabot Properties. “The property is located within an established logistics cluster that continues to attract strong interest from occupiers and developers. It also benefits from excellent access to one of Lower Saxony’s most important logistics corridors and an existing lease with a high-quality occupier. The continued strong demand for modern logistics properties in Northern Germany is consistent with our strategy of investing in properties that are mission-critical to occupiers and located in key regions characterized by economic growth and positive consumption trends.”
Upon completion, the property will comprise approximately 16,400 square metres. Its specifications will include a clear height of approximately 12.20 metres, an ESFR sprinkler system, 14 dock levellers and two ground-level doors. The property will also be equipped to meet Water Hazard Class III (WGK III) requirements. The building can be divided into two separate units, providing the flexibility to accommodate multiple occupiers and their respective space requirements in the future. The property is expected to achieve DGNB Gold certification, with a photovoltaic system installed on the roof.
“We at BGAR would like to thank Cabot for the confidence it has placed in our company and for the professional and straightforward execution of the acquisition process. Our focus is now on completing the final stages of construction and handing over the building to its new owner. We would also be pleased to discuss the acquisition of future projects with Cabot,” says Bernd Rathenow, Managing Director at BGAR.
The property is located approximately two minutes by car from the A2 motorway. As one of Germany’s principal east-west transport routes, the A2 provides direct connections to the Netherlands, the Ruhr region and Hanover, as well as onward access via Berlin to Poland.
As the capital of Lower Saxony, Hanover benefits from a strong economic base, particularly in the automotive, mechanical engineering, food and chemicals sectors. Lower Saxony is Germany’s second-largest federal state by area and its fourth largest by population. Major companies and logistics occupiers in the region include Amazon, Airbus, BMW, Continental, DSV, DHL, FedEx, Nagel Group, UPS, Volkswagen and Rhenus.
The commercial real estate team at S-ImmobilienVermittlung Hannover GmbH is pleased to have successfully completed another transaction with Cabot.
“BGAR’s professional management of the process contributed to Cabot’s decision to invest once again in a high-quality new-build development and to acquire the property during the construction phase. We look forward to the continued smooth progress of the project and to a successful long-term collaboration among all parties involved,” says Felicitas Roda, Real Estate Agent at S-ImmobilienVermittlung Hannover GmbH.
